I connected with Carol informally to discuss renting my home in the downtown corridor off University Avenue. That moment was an affirmation of the role she plays in assisting people in the near term for a long term relationship. It was contrasted by other real estate people I’d spoken with where fees, management overhead and quick turnaround were their selling points. No questions were asked of me; what is that I was looking for and timeframe, desired tenants and advice. It was a stark contrast and I knew in that moment, that I would trust the Casas team to find the “right” tenant for what was my family home for 26 years; an executive style home, with beautiful yards front and back. The tenant you helped identify and vetted was the perfect fit for 2.5 years. Carol is the MOST professional and gracious real estate agent I’ve EVER worked with and I’ve dealt with more than a half dozen over the past 10 years. Carol was our agent for both selling our home and buying our new home. We met her a year prior while attending an open house that she was selling. Unlike other agents we interviewed, Carol was willing to spend a great deal of time with us, not pressure us into making a quick decision, and demonstrated a great deal of patience with us as she educated us on the market and learned exactly what our needs were for selling our current home and finding a new one to buy.
We still joke about one $1.5M+ home we toured that had no mailbox in front (the mailboxes were communal, 50 yards down the street in one location) but was perfect in every other way, but we would not make an offer because for $1.5M a home should have its own mailbox. We were that picky and Carol was extremely patient showing us home after home until we found one that was perfect!
It was a perfect match: we were clients who were in no rush but engaged and motivated to act, and Carol who had ample patience and willingness to stick with us as we turned down offer after offer that wasn’t right (both on the selling and buying side). In the end, we toured over 300 homes over a period of a year before we found our new home. In neither case did Carol show any frustration with us, remaining our advocate and representing our interests to the fullest.
In the end, we believe we got top service and representation from Carol. When the time was right to put our home on the market, it sold for a price we were happy with. Likewise on the purchase of our new home. There were no “gotchas” or surprises in either transaction. Carol’s network of mortgage brokers, handymen, stagers, painters, inspectors, landscapers, and specialty repair companies (termites, roof, etc.) came in handy when needed.
Well after both transactions were completed, Carol continued to assist us when needed. One example was a property deed glitch via a surprise tax notice from the county. With one email, Carol was able to contact the title company and resolve the issue in our favor. It took less than a day to resolve it.
Carol did an an outstanding job marketing our property
Carol was the listing agents on my property at Olive Tree Lane in Los Altos, which sold for $3.72M. This was a difficult listing as the property was previously rented and needed a substantial amount of improvement while the owner (myself) was not physically present. In addition, the property was not easy to market as it appealed to a limited market segment: it has outstanding views and access to the preserve but is located on the top of a steep hill.
Carol did an an outstanding job marketing this property. She tirelessly organized at least 20 open houses and countless showings. More importantly, she negotiated with the tenants to facilitate their exit and she effectively managed the entire improvement work, which was done by 5 different contractors. Finally, the negotiation with the successful buyer was anything but easy and Carol managed this with experience and diligence. I would work with Carol again on any listing and if I were moving back to the Bay Area, she would be my realtor of choice.

Knowledge of the Area
We quickly realized the area was not like the real estate market we were coming from. We needed an education on the market, location, schools, processes, and timelines. Carol is an expert in this space, quickly giving us the information we needed. She didn’t overwhelm us with direction, but slowly revealed the facts to help us draw our own conclusions. She provided all the typical information about commute time, school quality, recent appreciation, but she also was able to show us some of the subtle benefits of being close to downtown and living in various neighborhoods. Carol got to know us and tailored information to our needs. She grew up and lived in the area, so she had the local knowledge to help us.
Moving to a new area made us realize we were highly dependent on Carol to help us with decisions. The relocation process moves so quickly, yet the home-buying process is so vital, we found that Carol’s expertise was vital to success. Availability
Carol was available nearly every time we wanted to see a house. She blocked off several weekends for viewing houses when we were flying into the area on the weekends. We were very impressed they were able to spend so much time with us.
Offers
During the offer phase, it is vital to have a team as experienced as Carol’s. Many houses are closed bids above asking price, and that is intimidating, so getting advanced information is imperative. Carol knows many of the local real estate agents and was able to glean tidbits of information that were gold. Carol told us that she rarely loses an offer, and that proved to be true for our situation. Prior to the offer, she’d test our conviction. She’d ask, “Did we want to try to steal the place or did we want to make sure we became the owners?” We’d discuss the likelihood of success with various offers and then make a decision. If we did lose a house, she had a strategy to get us back in if we wanted to push it. We put a lot of trust in Carol and she didn’t let us down.
Connections with Contractors
One thing we didn’t consider, but has proven to be extremely valuable, is Carol’s connections with local contractors. Many of the houses we looked at needed a surprising amount of renovation. The house we ended up purchasing was liveable but needed paint, floors, and some electrical changes. Carol shared her contractor list with us. Contractors are busy and it took Carol’s name to get them to call back. Carol is a big customer, so they get attention. Each contractor was excellent and wanted to make sure Carol’s people were given top-notch service. This didn’t have anything to do with purchasing a house, but it certainly was an “extra” that was greatly appreciated.

My first connection with Carol was when I was looking for a rental in the area and she showed me a place. Although at that time I ended up living in a different location, I was very impressed by Carol’s knowledge on local area, responsiveness even for a customer looking for a limited period rental, and carefulness for people new to this area. Having that in mind, when I began to look for a house in our school district zone, I contacted Carol right away and began to work with her to buy a house.
One thing I would really like to emphasize is the level of carefulness Carol showed us, which was consistent throughout our journey and what I think is the most important aspect of an agent. We were new to this area so had to setup multiple discussion sessions to understand the market trends. Carol was very flexible and didn’t hesitate to listen to our questions even during weekends. Also, she was very eager to understand our taste and needs so that our expectation is aligned, which shows how much she is focused on her customers.
After all that, we began to bid for houses, where it took us 10 months to buy our house.
